Fifteen Lakes, 50 Miles From the Loop

Fifteen lakes, 45 miles of river, 488 miles of shoreline, 50 miles from the Loop. The Chain O'Lakes is the busiest inland recreational waterway per acre in the country, and it is where I live.

I sell here because I know which side of the channel floods, which piers need a permit, and which "lakefront" listings are actually a 300-foot walk to the water. If you are buying or selling on the Chain, that is the difference between a good deal and an expensive lesson.

What Buying on the Chain Actually Involves

Know Your Lakes

Fox Lake – 1,700 acres, the hub of the Chain, Metra in town, the most listings in any given year. Fox Lake guide.

Pistakee Lake and Pistakee Bay – 1,700 acres, the deepest water and the biggest houses. Pistakee Bay is where the Chain's estates are.

Grass Lake – 1,360 acres, shallow, famous for the summer lotus beds and Blarney Island.

Nippersink Lake – between Fox and Pistakee, quieter frontage, quick access to both.

Lake Marie – 585 acres in Antioch, family lake, strong resale. Antioch guide.

Channel Lake – Antioch, deep, sandy, popular with swimmers and skiers.

Petite Lake – small, calm, Lake Villa and Antioch addresses.

Lake Catherine – 150 acres, the northern end, spring-fed, clear.

Bluff Lake and Redhead Lake – the smallest of the connected ten, no-wake feel, lowest prices for true frontage.

Long, Spring, Duck, Dunns, Brandenburg – connected by channel, quieter, not always considered "on the Chain" by buyers. Prices reflect that.

Selling a Waterfront Home on the Chain

Waterfront sells to a specific buyer, on a specific calendar. Listings that hit the market in March get the spring boat-shopping crowd. Listings that hit in October sit through the winter. Pricing is not "price per square foot." It is frontage, depth, pier, orientation, and whether the buyer can picture the boat in the slip.
